Right before a real estate market plummets, what’s the best solution for a real estate investment: sell or refinance?

    Sell now if you weren't planning on holding the place for at least 3-5 years or more. Refinance if you do planning on holding it at least that long.

    A person who can afford real estate as a speculation market would sell. Then buy it back after it bottoms.

    Those of us whose only real estate is the family home, should sit pat! Refinancing or even second mortgages have overhead that might offset any possible gain in the short term.

    Refi with cash out. It will extend your mortgage term, but it will put real money in your hands before values fall. It may not be possible after that.

    Depends on the individual circumstances and goals of the property owner.

    Not sure why you think they must either refi or sell.   Maybe the best decision is to do nothing.
