Landlord is selling house ?
We've lived in our house for 6 years and today our landlord let us know that when our lease is up at the end of June, we'll have no option to renew because they're selling the house. They've struggled this year with covid and explained they have no choice.
We've never been late on rent, have made numerous updates to the home(such as new paint throughout, fixing the fence in our back yard when damaged by a fallen tree, and replacing the washer and dryer the home comes with per our lease) and have made most small repairs as they've arose.
We're hoping to get our deposit back early to be able to move out before this lease is up as we were not expecting to need to move this year. Without it, we'd be financially struggling to make the necessary move. Is there any legal rights that we have in this situation?
For reference, we live in Pennsylvania.

As you've lived there for six years, I'd guess the landlord should be willing to talk to you about what you've asked. He's giving you more than sufficient notice of the coming sale and there's no reason he wouldn't be more cooperative.
As to your rights, it's his property to do what he wishes to do with it. He obviously wants out of the responsibilities of being a landlord. I would believe that, should you make him an offer, he'd listen.

If the landlord is selling the house...........you have no other choice but to find another place to live.

You need to clarify, are they letting you go month to month or actually terminating your tenancy. Simply not renewing the lease does not terminate it. Most leases go month to month unless they are specifically terminated.

Legal rights? No--you don't have any special legal rights. Your landlord has given you PLENTY of notice that the house is being sold. That's really his only obligation to you--to give you enough notice so you can prepare for that. As for getting your deposit back early, I wouldn't, if I were your landlord, even consider it. When tenants move, there may be many things that deposit needs to cover.
What you do now is start saving money so you can move out without incident or being confrontational. You'll simply have to adapt to the situation. Your past record as tenants is very good (according to you), and that should go a long way toward getting yourselves another place to live.

he can sell anytime he wants , he owns the property and you dont , get it , bad luck , hes given you notice , you can either pay for the property or move out . in 6 years have you ever offered to buy the property !!!

Not one. They've given you more than enough notice. It's up to them whether they let you out of your lease early or not.

If you bought the washer and dryer, they are yours to take with you. With most rentals, appliances that are in the property at the time of move-in must be repaired or replaced by the landlord unless the lease specifically says not (and any appliance deemed necessary by state law - such as a stove - cannot be excluded no matter what the lease says). If your lease says that the landlord would not repair/replace the washer/dryer, that is legal. But if YOU replace them, this does not mean the landlord owns them.
Deposit is held for the purpose of insuring against tenant-caused damage. By law, any portion not used to cover legitimate, documented issues will be returned to you AFTER you have moved out, as prescribed by law.
The law gives you no rights to stay. You have been given advance notice in excess of three months when Pennsylvania law requires only 15 days notice when a written lease is expiring. This means you also have in excess of three months to save money to cover first month's rent and deposit for a new place.
You could look into selling those appliances to the landlord. That would give you some money.
