That is a nice CPU but I can come close to it's spec's with an 9th generation i5 for under $200. It's the i5-9600k and, it too has 6 cores, runs at 3.7 GHz and turbos to 4.6 GHz and I'm seeing it online for about $180 to $200. It's been a great CPU but I'm not a gamer so I cannot testify to how it performs in the game world.
