Is it okay to use a piano cover of a song in a film?

So we are going to be making a movie about a piano player. In the movie I want him to play some pop songs that everyone knows. My actor is a piano player and a very good one. Am I going to have to buy the rights to every song he plays? These songs will be purely instrumental and played on a piano and no lyrics will be used. Will I still have to buy the rights to the songs. How much will that cost me? What if the songs are almost unrecognizable due to his style of playing?
