Who manages the property for real estate brokers?
Like put signs on the yard, clean the house, mow the lawn...? I’m sure those properties have to be pristine for future buyers.

Property managers manage property. That's why they are called Property Managers. Duh.

Some times they do, other times they hire a company to do it. A lot depends on the size and value of the property in question!

Normally the seller keeps the house clean and mowed during the time it's being shown. The agent normally puts the sign up themselves.

Property management companies. Some just provide services for renting, others handle everything...

Most residential property for sale is lived in by the owners, and they take care of those things (except for the signs). When property is vacant, it is up to the written agreement between the owner and the broker. Sometimes the owner will still maintain the property, sometimes the broker will arrange for the maintenance and bill the owner.
Signage is a separate issue. Smaller brokerages will have their own signs that individual agents place on the property. Larger ones contract with a company who will go out and install (and remove) the signposts you mostly see these days. The contractor will handle the signage for multiple real estate companies.

The owners who live there and/or the estate broker who it is advertised with manage them, by hiring cleaners, gardeners and sign erectors

The seller is responsible for their property. The real estate agents can advise them on it, but ultimately the seller does it. In some cases, the real estate agent and the seller may come to an agreement that someone will be hired. That's no different than if someone hired a gardener or maid while they lived in their house.
As for putting signs in the yard, there is sometimes a company/service which the real estate offices use.

If it is not occupied they sometimes do it themselves, have staff that does it. or hire a landscaper- cleaner & ect.
If it is occupied then the home owner does it.Source(s): I know a real estate agent that had several listings that were unoccupied. the sellers had moved out of the area already & he handled everything.

A lot of properties that are listed for sale are still occupied and maintained by the current owners.
