    Yes, both parties need to sign the lease.

    Yes, a lessor is a individual who is obligated to a lease.  If you were not obligated to a lease, you are not a lessor.  You may rent an apartment without a lease agreement.

    There needs to be a copy with both signatures on it, yes

    A lease needs to be signed by both lessee and lessor to be a valid contract. But what often happens is that the lessee signs first, demands a copy and never received a copy of the lease with the lessor's signature as well.
