    equity is the current value of your house MINUS what you owe on the mortgage.

    So as an example, house is valued at £230,000. You owe £70,000 on your mortgage. Equity in your house is £160,000

    However much you could sell if for minus the debts (mortgages) is the equity. If you actually did sell it figure you'd lose about 8% or so of the sales price to closing costs and commissions.

    If you have to ask, probably little or nothing. The longer you have had it, the more equity, generally.

    V=Value of your home.

    L=How much you owe on your home.

    V minus L = Equity
