If the average time to sell a house is 2 months why do you hear of so many people with homes for sale for years?

    I used to know a guy who owned an estate agency, he owned 3 offices dotted around the local area. He said houses normally sell within 3 months. If they haven't there are normally three reasons.

    1) The house is overpriced for the current market conditions.

    2) The property is in need of 'depersonalising'.

    3) Your estate agent/realtor isn't working hard enough for you.

    If you overprice the home and refuse to lower the price then its going to sit for months no matter how strong the market is, otherwise.

    Asking too much, in an area that doesn't offer as much as others, not desirable, so many reasons really.

    If a house stays on the market for years it's usually because people are asking for an unrealistically high price.

    Because that's how averages work. Some homes ell in a few days, some in a few years...and then you get an average.

    You actually do not hear of "so many people" having their home for sale for years. It's pretty rare.

    Do you understand what an average IS?

    How often do you hear about homes selling in one or two days in a very hot market? That's going to do a number on the average when very few homes are on the market for years.

    Sometimes there is something wrong with the house.

    Sometimes it is in a place where no one wants to live.

    Sometimes the price is too high.

    Because the word average means that for every house that sells in less time than two months, there will be another house that needs more than two months to be sold. Duh.

    Being in the minority their sales will not affect the average significantly.
