Is it better to own a rental property in a city with a population of 1 million as opposed to a smaller city with a population of 200,000?

Generally speaking, is it better to have a rental in a city with many people as opposed to a city with much less people?

Logic would suggest that in a more populous city, there would be more demand for properties. There would surely likely be more potential tennants in a larger city than there would be in a much smaller city.

There is really no direct relationship. The cost to purchase and finance and maintain and manage, the property appreciation over time, and the supply-demand and local rental pricing all have factors in this. Besides which how do you define "city" because small cities can be suburbs in a megalopolis or isolated.
