    Bev is correct. Also FHA has 3.5% down loans (but the 3.5% MUST BE YOUR MONEY).

    There is NO reason you are not saving something each month.

    Recommend a part time job, or more hours at your current.

    You could look into the Tiny house movement,

    and have a really small home for under $100,000,?. Land is separate you have to rent or buy it.

    So start saving. When you have saved 10 to 20%, look into buying.

    If you are a Veteran there is no money down required. Or if you use a USDA loan (has to be in a rural location) you can get in with no money down. You will also need to save for closing costs (generally around 3% of the sales price). or you can ask the seller to pay them.. which many will. Credit has to be good, and good income/job.

    Obviously, you can't now. Save money every month. When you have $25k - $40k, then consider buying a house.

    Then start saving. Don’t buy unnecessary stuff. Eat a home cook meal instead of going to the restaurant. Don’t drink Starbucks coffee. Make your own coffee or buy a coffee brewer.
