When the lease ends you can give them notice to leave, just make sure you do it correctly and if they refuse to leave then follow through with an eviction and do that correctly too (or the court will toss the whole thing out and you'll have to start over).
You could also do something I often do - raise their rent (make sure you do this correctly too - you probably have to send them a letter written a certain way and sent return receipt, or you could just had deliver the letter). I figure if they are pain in the neck renters then they should pay more for being allowed to live in one of my houses. If they choose to leave after I raise the rent, good riddance - I didn't want them there anyhow. If they pay the new higher rent, then its ok. I am at least making more money to have to put up with them. Note I'm actually doing this less and less, opting instead to simply telling the lousy renters to leave (as my time is more valuable than even a raised rent and if I get a property manager they never handle things as well as me), but its an option.
