Can our landlord claim we pay the first $175.00 for any repairs?

My wife & I are in shock to receive a notice from the landlord that anything costing $175.00 or below we need to pay. Is this really legal to do?


We rent month to month, so when he sent us a rent raise this now something new he's added.

    If it wasn't included in your current lease, you can certainly dispute it, but your landlord could either decline to renew your lease or include it in the next lease, which I strongly suggest that you read carefully.

    Check your current lease with care. If there's nothing about this in there, you have grounds for disputing this demand.
