How did you prepare your home for sale?

We are putting our house up on market in next few weeks. Any suggestions on tips to make it more appealing to buyers? It is a 3 bdrm cape with large deck and nice size yard. We plan on doing yard work, getting rid of extra stuff to clear of clutter...any other tips or hints that worked for you?

    Fresh paint, either get new carpet or at least get the carpets professionally cleaned. Paint with light and neutral colors. Plant a lot of flowering bedding plants. Make sure that the front door and entry way is fresh. No deferred maintenance...fix everything that needs repairing. Fertilize the lawn now and get the grass green and in good shape. Keep things on the walls and counters to a minimum. To have to much furniture in any room. To much furniture makes rooms look small and cluttered. Consider removing unnecessary furnishing. Keep curtains and drapes open and make each room a bright as possible with natural light.

    In addition to the other tips, remove all personal pictures and photos. You might like your shrine to your wedding day or the grandkid's births, but those are turnoffs to lookers.

    Replace all burned-out light bulbs.

    Clean up after EVERY activity; much easier than doing it all before a showing.

    clean clean clean. declutter. make sure the closets look like they need things.

    i remember one house with those closets stuffed - horrible. same house had pictures all over the walls and furniture everywhere. i don't even remembe rthe house. just the stuff. it was everywhere.
