I moved in with a friend over the summer not realizing the condition of the house. The plumbing is shot, her dogs use the bathroom everywhere, theres no heat, and the power constantly is going out. I'm wanting to move out and she's threatening legal actions. Seeing that we never had a lease agreement i was wondering what kind of safety net i have in this situation?

If you didn't sign anything, I don't see what she could possibly do to you.

If you didn't have a lease agreement signed or verbal i would give her 30 day notice and if she threatens to sue you can counter-sue and claim constructive eviction meaning you moved because of no heat, plumbing, non payment of the power.

Chances are she will back down and all you lose is a friendship

To be on the safe side, you could give her a 30-day notice. Did you pay her a deposit? If you didn't then you could move out immediately, you have nothing to lose but your friendship.
