Is professionally cleaning a FILTHY carpet enough or should it just be replaced?

I am moving into a house with a FILTHY carpet. Truly disgusting, just nasty. The house stinks bad because of it. The landlord says he will get it professionally cleaned. I would rather have all the carpet taken out and replaced...or some other flooring put in.

Is professionally cleaning a carpet that great of an idea? Does it only get the top surface clean..or does it clean deep down?

    Carpet cleaning can do a lot of things, but it isn't a miracle worker. If you have severe odors, cleaning will help some, but most of the dirt and odor will be in the carpet backing and in the pad underneath the carpet which cleaning cannot touch. It will be the landlords prerogative whether the carpet is cleaned or replaced.

    If the carpet never cleaned in years it's better to replace it, odors may come from the pad under the carpet even after clean the carpet. Also check the floor under the carpet.

    Cleaning may get the carpet cleaned... but, most likely the smell has made it's way into the padding if not the floor-boards.

    Professional cleaning can accomplish a lot. I've seen a really grubby carpet that was 5 shades lighter after it was cleaned. Why don't you wait and see how the carpet looks after cleaning?

    The landlord doesn't have to replace it, unless it smells. You won't know anything until it gets cleaned and is dry
