Steam results from hot and humid air that had evaporated off a surface of boiling water. This air moving into the slightly cooler cooler environment just above the boiling water would briefly condense into steam. As this steam continues to rise, it will move into drier air where it would mix out and evaporate back into a gas.
Mist is form when the air is cool the point where condensation will occur and the air will be filled with tiny water droplets. Mist will usually last much longer than steam because you are dealing with a air mass.
