Interest on the mortgage, including points, are deductible. PMI might be. Property taxes are deductible. Any other expenses, no. Broker fee and insurance, no.

Mortgage interest and anything that is a tax like property tax are all deductible. None of the rest is deductible.

See IRS publication 530. Most items are considered to be part of the cost of buying the house and are *not* deductible.

Insurance is neither a deduction nor cost of the house.
