    The technical term heritability is the proportion of trait variation that is accounted for by genetic factors, as opposed to variation due to the environment.

    Herdity is the genetic transmission of characteristics from parent to offspring.

    I think what you are after is.. heredity is by birth (must be a relative) where as anybody can inherit. You can in your will give things to your cleaner for example...
