    A title search will tell you most importantly if there are any liens, mortgages, or tax delinquencies on your home. A title search will also show if there are any easements, encumbrances or encroachments on your property as well as some other basic information such as lot size, lot location, etc....

    The most important thing a title search will tell you is whether the title is transferable. If there are any clouds, encumberances, liens, pending litigation, deed restrictions or defects on the title, they will come out in a title search.

    who's owned it...who's held the mortages, liens, and what it's been bought and sold for.
