If you are asking how to do it.......one realtor told me some ways stage and quickly...unless it needs a total overhall. Weed and fresh mulch flowerbeds, clean windows, open blinds, all of them!!, wipe walls down with rag, and or walk around with that can of paint and a little brush and touch up where you have chipped it off. Get some lemon oil and do ALL of the wood baseboards and all. Rid it of clutter, get it out, store it, even in the garage. They said cleanliness is key....if you over decorate, which is nice, but they will spend time looking at that not your house. Last, bake some cookies or bread before an open house, it makes the house smell yummy and put them in an "at home" feeling.

Get rid of all clutter & personal items (such as pictures & personal collections) exaggerate positive features (ex: large bay window) by removing any furniture in front of it & hanging curtains outside the window frame to make it seem larger. PAINT is the cheapest bang for the buck - by painting over colors that are bold and personal with taupes, tans or other non-offensive colors that will please more people. Make sure to have enough natural light as possible by keeping all curtains/ blinds open. Paint over any dark paneling or brick with white/ light tan colors. Appeal to their sense of smell by lighting a pie or cookie scented candle & have a plate of cookies out to offer veiwers. Arrange funiture to allow "flow" to the room (so people can walk around easily without having to walk around furniture to get from one room to another) and get rid of any unecacary furniture unclutter the room and make it seem larger; also this will help perspective buyers to visualize their furniture in the space. Create "conversation" areas by facing sofa & chairs to each other. Get rid of the TV. Make sure the rooms are CLEAN. A good idea to brighten up tile for pennies on the dollar is to paint the grout a bright, crisp white with concrete paint- it'll look brand-new! Also watch "Sell this house" and "designed to sell" on HGTV for several more ideas for cheap that add value and turn the house over fast! Good luck!
