  • House is in Forclosure. What do I do now?

    I received notice last week that my house is in foreclosure and has a sale date in September of this year. It has also been posted in all of the news papers. We fell behind one payment earlier this year. We were told by the lender's representatives that as long as we were paying something each month we would be fine. We paid the monthly payment plus a little of the missed payment each month to catch up. We also applied for the making home affordable program but are just getting the run around on that. We were told that while we were in the application process for that program our account would basically be on hold. We should still make the payments but we wouldn't go into foreclosure. We then get a notice we are in forcloser due to non-payment. My husband called to make another payment but was told he couldn't make a payment because our account was in a 'work out'. No one he was transferred to could tell him anything about his account because of the work out nor could they take any payment that was less than the total amount we owed which equaled 3 months of mortgage payments. They didn't credit us with any of the payments we had been instructed to make.

    My questions are what happens now? I have no idea how to navigate this process or our lender's web of lies and ignorance. Do I need to get a lawyer? Are there agencies that can help us? Is there someone or a department I can ask to talk to specifically to get actuall answers? Our lender is Bank of America. We want to keep the house so any advice would be good.

  • I recieved an intent to accelerate from my mortgage company. What does that mean and what do I do know?

    We have been unable to pay our mortgage the last 3 months. We received a notice to accelerate from them. What does this mean and what do we do now? We have called the mortgage company several times in the past three months asking for help and they denied us each time even though we qualify for the help they advertise they offer. This is so frustrating! We made a payment of $2000 wich is only half of what they are asking for to bring the loan current. We are not able to come up with the rest of the money by the 18th of this month before they start the forclosure process. Any help or advice would be appreciated at this time.

  • What is a plant that will do well in partial sade/full sun zone five that will cascade down a tie wall.?

    I have a tie retaining wall I would like to cover with flowers until I can afford a change. I'm not sure if I should plant a vine or if there are plants that would cascade down the wall. I live in planting zone 5. The wall is fairly shaded until the afternoon then it is in full sun. Thank you

  • What is the difference between refinancing a home loan and a second mortgage?

    We are thinking about either a cash-out-refinancing of our home loan or applying for a second mortgage but don't really know the difference between the two options. We are going to use the money for bills we are upside down on. We aren't so far under that we need to file bankruptcy but we are pretty far behind on all of our bills and want to catch up before its to late.   • What are my options if I need help paying my mortgage?

    I need assistance in paying my monthly mortgage payments. I'm like everyone else. When we bought the house we could afford the payments along with our other bills. After our income took a big hit we cut back on everything we could but we are still sinking. We have been looking for other jobs or second jobs with out luck. We don't have any equity to play with since our house value has fallen and we have only been in the house two years. We haven't missed any payments but we have been late on a couple of them. I don't want to loose the house but I don't know what else to do. We have a great interest rate on our original loan so I don't know if refinancing will help that much. Will the lender let us "skip" a couple of payments and tack them to the end of our loan? Or are we out of options?

  • Can I use my house as collateral for a personal loan?

    I need a personal loan of about $20,000 to consolidate my debt. I want to use my house as collateral. I don't want to get a second mortgage since I don't need that much money. What is the process for when I do this? Does the bank I get the loan from take the house deed like when a car is used for collateral? Or is there a different procedure? I tried looking online for answers but all I got were a bunch of adds for different lending companies. Any advice would help. Thank you

  • Washing machine tub only spins once in a while.?

    I have a Kenmore Elite washer that is about 6 years old. It only spins on its own some of the time. The other times we have to coax it into spinning. We have to move the switches around or shake the tub to get it to work. Or there are other times that it spins but not very well and we have to spin a second or third time. The clothes aren't unbalanced the washer doesent spin even after we have move the clothes around. It drains fine and it makes the noise is if it were spinning but the tub doesn't spin leaving the clothes a soggy mess. What could the problem be? Is it fixable or do I need to get a new one?
