  • California Law, Missed Mortgage Payment Request.?

    Hello, I received a Letter of Default for my mortgage, because I missed two payments. I never received a missed payment request. Or a default later. This is on a Owner Financed Property. Does he have to follow California Real estate Laws?

  • Owner Financed Property Dispute Mobile Home?

    I purchased a Owner Financed Property in California with a Mobile Home in 2006. I want to turn it back into the Owner because I can not afford it anymore. The Owner wants me to fix up the Mobile Home as it was when I purchased it. Like any bank, banks do not ask you to fix up the property before you turn it back to them. Also, the property had a fence around partial of the house. I took it down because I didn't like how it looked. He wants it put back up. I also took down an Aluminum Porch because it was loose and it always made noise when it was windy.

    I thought that I could do any additions, subtractions or improvements on the property?

    The owner said if I don't fix or replace everything, he will send me to court!!!

    What should I do? I contacted a Lawyer, but I do not feel comfortable that he might know all Laws for mobile homes, or owner financed.

  • Never received a 1089, what should I do?

    I financed a house back in 06'. It was Owner Financed (seller financed). I have never received a 1089 from the owner, even though I asked multiply times and he said he always sent it. I'm assuming that the Owner is not claiming the mortgage on his Taxes.

    I have been claiming that I pay a mortgage on my taxes, even though I have never received a 1089.

    Should I contact the IRS and tell them that the owner is not sending me a 1089 and that he might not be claiming it?

    Or do I even need a 1089?

  • Home Loan Modification?

    I currently have a Owner Carried Home Loan. The current balance is $165k on a Manufactured home, on one acre. I purchased the old Manufactured home which was build in 1972, 7 years ago, with 30K down.

    2 years ago the old Manufactured home burnt down and we replaced the home. The new Manufactured home is now on my name with the city, but the acre is still on the owners name.

    My question is, can I move the Manufactured home, because the title and ownership documents are under my name. I tried to work the owner, trying to explain to him, that the Price of the old Manufactured home, plus the one acre is not the current value.

    With the 30k that I put down, plus the 7 years of mortgage paid to him. We already paid off the current value of both. The County only values both, under $74k. He won't work with me to re-modify the loan.

    I'm planning to move the Manufactured home without his permission because its under my name anyway.

    Any ideas, suggestions?

  • My Realtor Bought a property that I wanted to purchase...?

    Hello, I wanted to purchase a property in California, cheap and a fixer-upper. I called my Realtor and he said he'll go and see the property for me. I called him back and he stated that the property was not livable. The next day I called the listing Agent and she told me that someone already put an offer on the property, come to find out it was my Realtor.

    Is there a Legal or Ethics case here? I have been trying to call Him back and he hasn't responded to none of my calls or emails.

  • Should I get a lawyer because I was diagnosed with Carpal Tunnel Syndrome?

    I’m a merchant mariner and I work on a ship as a cook. The main office of the company I work for is in Louisiana, but the ship I work on is ported in California. I have been working for the company for 4 years. Recently I was diagnosed with Carpal Tunnel Syndrome. My right arm working at 80% and left arm working at 90%, with pain and numbness on my right arm. My employer is not working with me and they are mistreating me because I asked for time off, for the pain.

    I need help. Should I find a lawyer, workers comp? Any help would be appreciated.

  • What parts are compatible with the 98 Chevy Tracker?

    I have a 98 Chevy Tracker and was wondering if any parts from, a Suzuki Geo or Tracker would be compatible. I read Chevy bought the Geo in 98 and all the parts are the same but they just changed the stickers.

    I'm looking for a new Soft Top and new Door Handles, just wondering if the parts from the Geo are compatible.

    I own a home which is Owner Financed. (No bank in valved). If I give the house back to the owner, will there be any Credit Problems? I can't afford the house anymore and the Owner will not refinance me, nor any bank.

    I want to open a Private Gym / Spa and wanted to know if I need a Lawyer for the paperwork. It's going to be for Men Only, like Curves for Women. but Just for men. Trainers will be able to bring their clients and I'll charge a Monthly fee for member or daily. I only want men to join, so I heard that I needed to file it under a Private Club? Is this true?

    Would this be a big deal with the County or City or the Ordnance Department? Do I need to provide showers and restrooms?

    My iBook (16 VRAM), wont turn on at all. I tried pressing the shift, ctrl, option, power botton and it wont do anything. i dont have money to take it in, can anybody recommend anything I can do?

    I got a house three years ago which is Owner Financed and I can't afford the payments anymore. I tried to refinance with the owner and my bank and they both denied me. If I let the house go into foreclosure, will this affect my credit?

    I'm getting a job overseas and I have the option in getting paid in Pound or US currency. What is better in these times? The dollar Value is lower this month then last. Does anybody know which is better? Also, if i decide to get paid in Pounds, is it a big problem to convert to Dollars?

    I want to make an offer on a property that is 192k, but it's bank owned. I know my budget is between 110-125k. Should I make an offer for what I can offered, the loan amount or don't even bother? I'm using my VA Loan for the offer. Any suggestions?
