  • Where can I find a motion activated voice recorded pet trainer?

Awhile back I saw this new gadget being advertised that you could record a message on and place it near the trash can. If your dog came near the trash, the motion sensor on the recorder triggered the voice recording to play. This way you could record yourself saying "NO!", your dog would hear it and leave the trash alone.

I really need to find this device for my son. His 7 yr. old German Shepherd won't stay out of his decorative rocks in his landscaping. She won't go near it as long as he is near and all he has to do it say "Uh uh" and she'll leave it. This recorder would come in really handy right now to train her but I can't seem to find it anywhere.

  • Can I get a mortgage with poor credit but cosigner with credit scores of mid 700's but high DTI?

I am recently divorced and reestablishing my credit. I had scores in the 620 range until I disputed some inaccurate items on my report. Cleaning them off dropped my scores to mid to high 500's because of losing history. I also have limited income. My father offered to cosign a home for me; he has job history and credit scores in the mid 700's but high DTI. Is there any way I can still get a mortgage? We want my name on the loan to help build my credit. I have to be out of my apartment where I have been paying $800/mo rent and can own a home for about $650. I have found my dream home but it is $80000. Any help or suggestions would be welcomed! I do have a down payment if necessary from my settlement but would like to not have to use it all on a down payment.

  • What are Federally chartered mortgages?

I am considering applying through fedfunding.com for a federally chartered mortgage. They have less stringent guidelines and more flexibility in the approval process. What I don't know is what does federally chartered mean and how do their interest rates compare?

  • What do you think of New VantageScore credit scoring?

The big 3 credit bureaus are implementing a new credit scoring system that is supposed to eliminate the variances seen in the current system among all three scoring agencies. Do you think this is a good idea or will it create more confusion than solutions? I'm curious as to what everyone else feels about this.

Here is the article explaining the new system: http://www.downpaymentsolutions.com/new-credit-sco...

  • What are my chances of qualifying for a mortgage?

Recently divorced, credit was ruined last few years when ex hubby had 'trouble'. I have since Feb. 2006, raised my credit scores from TU-614 to 631, EQ-539 to 563 and EX-597 to 626. I have acquired two Credit cards and a car loan and have paid all three on time since I got them. I have paid my $800 rent on time for the past 12 months. I have to relocate (long story) and will be looking for employment in that town. I am currently not working but have fixed income from Child support, Spousal support and SSI from disabled child. I have been offered the opportunity to buy a house where I am moving with a lease to own option. I do have a down payment thanks to my divorce settlement. I am asking for 18-24 months to finance this house while leasing. The house is $91000. What are my chances of financing now vs 12 or 24 months from now contingent upon my keeping my payments current on my credit obligations? Any info or advice would be welcomed.

  • Were you with your pet when it died?

I am just curious how many people go to the vet with their dog and stay with them when they are put down. How many can't handle it and need to leave? When my precious pets were dying, I KNEW when it was time; they told me with their eyes and I swear they thanked me for ending their misery or let me know they were tired and begging for relief. How many of you 'heard' your pets tell you they were ready to 'leave' and did you stay with them??

  • How do YOU choose a dog??

As a rescuer, I see people choosing dogs for many reasons...looks, ease of care, size, 'just always had as a kid", etc but often little regard is given to the actual temperament, exercise or training needs of the animal and therefore the animal is 'dumped' in a shelter or given away. I'm interested in knowing how YOU choose your dog...
