A city inspector as listed above. They know there stuff BUT if they show up and find out your house is in major danger they will red flag it. Meaning your out of a home till fixed. But for the most part alot of houses make noise. And without me seeing or hearing it. It's hard to say if it's norm or not. Me I go on the safe side. I have been in the field 30 plus yrs. And I have seen it all. I make my living on mistakes that people make. And I could work 24-7 if wanted. Some other info is where you live. the reason the builder can still be held for anything wrong with house. Etc. But 1 thing is. The house being 3 yrs old. Houses will make noise as they set in place. But Not like you describe. So I'd find a good contractor in the area. And also if your neighbors have new houses do they have the same issue.

I love it when people use it. It makes me $$. For example. You call a plumber he will use a auger it will takes 2min and chg you $65+ to fix it. Plungers work but are a mess. Plungers wont plung heavy loads. Or toys stuck in a trap. Auger will. Also. A trick. Most people will say NO. And that's cuz they don't know better. But you take hot tap water pour in WC to heat up water a bit. Then get the hottest water you can and pour right into trap of WC. Hot water will ""melt-soften"" solids etc. But a Auger is the best thing to buy. I have used mine over 700 times. At $85 per time service call. You can do the math.

Size of house What kind of pipes How many bathrooms/Kitches/ Washer and so on. If they want a return pump installed so when they turn on the water its hot within 2 or 3 seconds. How many people (Adults and Kids) In house All these might seem like odd questions but they are a major part of what you need or dont need. There are times where a HWT (HWT= Hot Water Tank) is better then a tankless system. Even with all this I now known And since I dont know where you live and the climate and so on. I would get free estimates from several contractors and ask them what they think is best for you and so on. DONT get me wrong Tankless units are great But alot of people think they save ALOT of money. In fact they take up a smaller spot then your HWT verse saveing money. Goodluck

I would he hard pressed to think it has anything to do with winter or cold. now there are a few things that can affect sewers with the weather but its like 1 in a million. even with that said.. There is no easy way to find the problem. Some things you would need to do are. 1- Is there a clean out located in the lobby 2- If so is the smell stronger there then other parts 3- Are there ANY SEWER LINES in the lobby in the concrete with or without C/O caps.. (C/O= Clean Out) 4- If there us a basement under lobby are there any pipes. 5- Is the smell always the same 6- Does this happen 24/7 or does it seem to happen more at certain timkes of the day 7- Does the smell get stronger when more people are in the motel. 8- Is the lobby located near the washers and dryers for the motel 9- If the washer and dryer are near the lobby or even if there not is the washeing method always the same? Meaning in the winter do you change the kind of soap or use more and so on. 10- Is there anything you can think of that makes it worse or better? The smallest thing could be a good indicator These are only a few questions that I would ask and have to look at. It almost sounds like there is a pipe running through the lobby that might have a crack. Or the maintiance crew has done something to the building to get it ready for winter that has slowed or stopped the vent from working correctly. As for being harmful. Well without a doubt they are harmful but only when it reaches a certain PPM. Parts per Million. Even with it being harmful trying to sue or get medical treatment for something like this does not happen much. The laws are kinda messed up with what is allowed and what is not. But Besides it being harmful There are side effects ranging from dizzy to vomit. But thats not the real problem you have PLEASE DONT GET ME WRONG HERE. I understand that the smell can be a pain in the butt and it is something you should not have to deal with. Even with that the customers should not have to smell it or deal with it. And it would be great if you could walk into the office and say Look I found all this stuff online and all these people say this is a MAJOR problem. But I would suggest not doing that. If they know about the smell and are still not doing anything about it they will not do it because you found info on the problem. If you go in and complain enough you could lose your job. If you call the health Dept the motel can get closed down and you have no job. If it was me I would tell the owners that customers are complaining about the smell and customers have even walked out and not rented a room. This will let them know they are loseing money. And no one wants that. Im NOT SAYING TO SAY THIS BUT- You could even say a customer said that he was going to report the motel to the Health Dept. If all else fails Maybe its time you look for a new job. Like I said i have been in the field for 20yrs and I have seen some crazy stuff and I have seen companys get away with murder. And sometimes no matter how bad it is they look at it like well this has been happing for years and we are still makeing money and we are not about to spend 10000.00 plus to rip up a floor or do whatever it takes. Call it bad management. Good luck in the furture with your problems. I hope the smell gets better. And I hope this sheds some light on the problems you are faceing and even the company you work for. .

Ou could use foam but its not the best, f youu ant go to the auto part store and get spray rubber under coating. I DOnt know if they shut the whole house down to install a sadle tee or a new shut off. But alot of times rust and dirt gets clogged in the lines.. You might not like this though. 1st I have been in the field for 20years and this has happened ALOT over the years to customer's of mine and apartment's I deal with. In a plumbers point of view. This would be correct that the pipe was split in half as you say. It was a very bad design that was used in the days. In newer homes you will not find this due to the fact of problems just like yours. Now in a legal way. 95% of the time the bill is yours to pay. (SORRY) If you read the contract you singed when you rented im sure its in there somewhere. But for the most part. The company will pay for a cloged sink/tub etc as long as it is due to normal build up of sludge over time. Meaning if the unit is 30yrs old and you have lived there for 5 yrs there is 25yrs of use in the pipes already. They cant make you pay for other peoples build up. Now if you cause a clog thats a different story. When the pipes were put in under your sink they were up to code. It was inspected and so on. Most people think if new things come out or a new set of rules that everything must be done the new way. THIS IS NOT TRUE. It only needs to be updated if you work on that section and so on. Now even though it is really not your fault cuz im sure the pipes were split inside and the disposer is probley not the best. You still should give it your best shot to avoid the bill. I would call the plumber who did the job and ask him to write why he used a different kind of pipe verse the old one. Point out to him. Am I correct to say with this pipe there is a much better chance of the unit clogging due to the pipe it self rather then me. Then i would let the company know. That you dont have a problem useing the disposer as directed and you would not use it in any other way. (Get online and go to the web site of the disposer and print the spec sheet along with other info regarding what and what not you should put into the disposer.) Even if you put 1 or 100 carrots into the unit it can only grind so much at a time. Therfor it is not going to put 100% more of the carrot down the drain at one time. With all this tell the company and give it your best shot. This is the only thing that might help you. But like I said they will pay for things that go wrong over time and use but they wont pay for something that happened in 5 minutes wheter you knew about the pipe or not unless you were told.. goodluck

If that dont work call Again and be Forward that you need them asap. You have to understand its the holidays and the staff is short and No One wants to work overtime today. So just keep pushing. If it comes to it tell them and do it. Put trash on side of home call the Health Dept and tell them the bill is paid they wont bring the cans back for a week and there have been mice/rats and so on. Most stores home depot/lowes have caulking you can buy to fill in small cracks and they even have tubs that you have to mix up for larger cracks. Since your painting it you can use the grey normal mix, But if you want to look in the phone book for concrete supply... show more

Since your painting it you can use the grey normal mix, But if you want to look in the phone book for concrete supply shops and go there and they will also have what you need... But like I said home depot has caulking thats for concrete thats also elastic this way if the porch moves again the cracks wont come back to haunt you. The best way to use it is fill the crack up and use a putty knife and go along the crack to push it in and the next day you will see that it has settled a bit repeat the same thing above then paint away after it is dry... But real quick when you flush your toilet or sink the water goes to the treatment plant gets cleaned Not 100% though. but with mother nature and other stuff it helps to clean it more. But then they put stuff back in the water when it goes to your house. Even in some citys belive it or not. When a person dies the blood goes down the drain. I Know this sounds bad but its the truth. Although this is not in evey city or state. Best to call your local water dept and have them send you the info on there cleaning procudere (Its free) Even the water you buy at a store not all but some say spring water and its really not..
