Can my landlord park a boat on my leased property in California?

My landlord agreed to let his friend park a boat, trailer, and car in my backyard because I'm "not using it", meaning that I haven't piled a bunch of stuff back there. I use it every day, as exercise space for my dogs. He didn't ask, he just called and told us it was going to happen soon. Can anyone point me to the California tenant law that would prevent him from being able to do this? This is not a shared property, it's a single house in a gated yard.

Unless it says otherwise in you lease, you have rented and have control of the whole property.
