Are u you better off looking at houses with the seller agent so they more flexible so they make the sale?

can i go out with multiple brokers in a given geography and only look at the houses they have personally listed?

I would suggest working with your own buyers agent. This way you only have to tell one agent what you are looking for and they will always be on the lookout for new property that matches your search criteria. The listing agent has a responsibility and signed contract with the seller, not the buyer, so it is a good idea to have an agent that will represent you and only you in the transaction.

    The listing agents have a fiduciary responsibility to the seller - that means they have a responsibility to do the best they can for the seller. When you find listing agents who are willing to cheat their seller (who they promised to take care of) so they can make the money, just how badly do you think they are willing to cheat you (who they have zero responsibility to)?

    Get a buyer's agent to represent you.

    you should pick your own real estate agent to show you the houses you want to see. they can show you any house on the market listed with any broker, unless it's an exclusive listing, which just means that you can only go through the listing broker, which isn't very common.
