Waiting to see if I qualify for a loan. BUT why are they appraising the home already?

Question

I am co-borrowing from my parents.

My fiscal is 708
My parents are over 800

We are with a broker and we are currently waiting to see if we qualify for a conventional loan. But they have already charged us a fee because they are going to send someone to appraise the home. Does this mean we got the loan approved?? Why would he go to that trouble to appraise the home if we didn't qualify yet??

Have you signed a purchase contract and opened escrow? Presumably so. THAT is why they are doing an appraisal. The appraisal, title search, loan underwriting ALL need to be approved before final loan approval.
