First time renter what are some tips?

First time renter here, is there any tips or info I should know? any info would be appreciated.

When you move in, make sure that you go through the place with a fine tooth comb and note any damaged areas, spots, stains, broken things, missing light fittings, holes in walls/doors, etc etc. That way when you move out and they try to say you did it, you will have it on record (make them note it down when you show them) that it was already like that.

And of course, the usual common courtesy for your neighbours, and for the property itself applies..

    Keep the apartment spotless and change nothing unless you get permission. If something breaks, report it immediately. If you wait, the damage could get worse, eg, a under the sink water leak.

    Treat the apt./house as if it were your own. And, as the prior poster stated...ask before doing something!

    Pay your rent on time, Keep it clean, Keep the noise down, Keep the yard area orderly, and let the landlord know right away if there are any water leaks, or the toilet runs after a flush....if anything is wrong keep a log.....time you call and the time it takes them to get back to you.....If you have lousy landlords, that try to soak you in the end that log will be your saving grace.....Keep on them with problems and keep a record....dates, time, the problem, and again how long it takes them to return the call, and get there to fix it....Don't offer to fix it yourself...it isn't your job and they get enough rent for the upkeep of the place.

    Make sure they have current contact info for you - home, work, cell numbers and/or email address.

    If you're going out of town, make sure to let them know when you're leaving, when you'll be back and how they can reach you. If something happens while you're away (a pipe bursts, there's a fire...), they need to be able to reach you.

    Get renters insurance to protect yourself if you get robbed or the apt. complex has a waterleak and damages your goods.
